2. The Real Estate will be offered for sale, AS-IS, subject to a minimum opening bid of $250,000.00, then selling unreserved to the highest bidder.

3. The successful highest bidder will be required to sign a standard Agreement of Purchase and Sale following the bidding process.

4. The successful Buyer is required to provide a certified deposit of $20,000.00, payable to Sydenham Auction & Appraisal Services, following the bidding process.

5. A 6 % (six per cent) Buyer's Premium shall be added to the high bid and this shall determine the total purchase price of the Real Estate.

6. All announcements made by the Auctioneer and/or Vendor at commencement of the Real Estate auction will take precedence over any previously printed material or any other oral statements made by anyone employed by, representing, or associated with the Auctioneer.

7. The Auctioneer reserves the right to reject any or all bids. If a dispute arises between bidders, the decision of the Auctioneer shall be final and absolute.

8. Procedures:

a. Bidders intending to participate in the Real Estate Auction must register and obtain a bidding card prior to the conduct of the auction;
